Bohls Neighborhood Association is a voluntary, Texas non-profit organization for residents of Bohls Place and Bohls Crossing in Pflugerville, Texas. The purpose of the Bohls Neighborhood Association (BNA) is to provide a forum for neighborhood activities and communication, promote neighborhood safety and beautification, maintain Bohls signage, and help maintain the value of the homes in Bohls by supporting the Architectural Committees' enforcement of the deed restrictions.

Final Draft Pflugerville 2030: Your Voice, Your Choice Comprehensive Plan



Petition:

Results (July 12, 2010):

The petition has 45 numbered pages with 367 signatures from 341 homes out of the approximately 540 homes in the Bohls subdivisions or 63%.
Public Hearings:

A public hearing for the Final Draft Comprehensive Plan was held at the Planning and Zoning Commission meeting on July 12, 2010. No recommendation for approval or disapproval of the plan was made by the Commission at this meeting. The next public hearing for the plan will be held at the City Council meeting on July 27, 2010.

The final public review draft of the Comprehensive Plan is available for public review at http://www.Pflugerville2030.com. Please send all comments directly to Autumn Speer, Planning Director at autumns@cityofpflugerville.com.

The final day for comments will be July 12, 2010. The first public hearing will be held at the Planning and Zoning Commission on July 12, 2010, at 7 p.m.
The public hearing on July 12 will be held at 100 East Main Street, Suite 500.

Suite 500 (the meeting place) is located in the building shown on the right, which is behind the buildings on Main Street pictured on the left.


At left is a part of a map, page 39, pdf page 23, shown in the Preferred Land Use Vision Plan, page 35, pdf page 19, of the Final Draft Pflugerville 2030: Your Voice, Your Choice Comprehensive Plan released in June 2010. Medium to High-density Residential areas are shown in tan. Lower to Medium-density Residential areas are shown in yellow.

The area between Old Hutto Road and FM 685 is shown in yellow. This area does not look residential and yellow would not seem to be an appropriate color.

In the original map released many months ago, Lower-density Residential areas were shown in yellow and Higher-density Residential areas were shown in tan.

If the draft Pflugerville 2030 Plan is adopted, then the Bohls neighborhood will be destined to become different from neighborhoods such as Saxony, Katymead, and Willow Creek on the other side of FM 685 that are parts of a continuum of single-family homes. Under the draft plan, the Bohls neighborhood will remain relatively small and become isolated with higher density development on three sides. Residents have already expressed concerns in the Bohls Neighborhood Forum about possible adverse effects with respect to crime and home values.

One solution is to eventually extend single-family home zoning into the land east of Bohls Crossing. The continuum of single-family homes could thereby easily be doubled and still allow space for dense development close to SH 130.

If the draft plan is adopted, on the other hand, this solution may become essentially unavailable. Here is an excerpt from the plan:

“Except in a very few and exceptional circumstances, rezoning requests that are contrary to, or inconsistent with, the Preferred Land Use Vision Plan should not be approved until and unless the Planning and Commission and City Council adopt amendments to the Preferred Land Use Vision Plan and/or associated Goals, Policies, and Actions.” This excerpt can be found on page 35 of the plan.

Efforts will be continued to make neighborhood preferences about land use east of Bohls Crossing known before the meeting of the Planning and Zoning Commission on July 12.

As an aid in evaluating the Preferred Land Use Vision Plan for land near our neighborhood, a copy of the legend that accompanies the Vision Plan map is posted here.

The final results obtained from an opinion survey about land use for the undeveloped land just east of Bohls Crossing can be found in this web page
. This survey was completed in March when this land east of Bohls Crossing was still designated Higher-density Residential on the map then current.
